Loom Works Development Project: 93 Grand Street


93 Grand Street, located one block away from Clark University, is the ideal site for the development of an artists' district that has been a long time economic development and cultural priority for the City. This project is under the Loom Works Development Project. Comprising four major parcels, the site currently houses abandoned mill structures, some of which are in good condition and suitable for conversion into high-ceiling loft-style apartments and artists' living/work space as well as commercial and retail space. The redevelopment of the Grand Street Mills area is a critical piece of the overall revitalization program underway in the Main South neighborhood, which stretches from Webster Square to Madison street on the outskirts of downtown. This project will be about the new Boys and Girls Club and the housing associated with the Kilby-Gardner-Hammond Project while it complements the existing redevelopment work done in Main South. It also helps reinforce ongoing stabilization and revitalization efforts. When completed, the project is expected to generate approximately $200,000 per annum in tax revenue to the City of Worcester. The Main South CDC is completing the last two housing phases of the Kilby-Gardner-Hammond Street Neighborhood Revitalization Project, which utilized philanthropic funds to leverage a $56 million neighborhood revitalization project. For the first time, Main South CDC has partnered with a for-profit developer, Green Haus Inc, to work in conjunction in order to rejuvenate this area.

The subject property at 93 Grand Steet represents a 1.725 acre site located in the Main South neighborhood of Worcester MA. The site is currently improved with an 1890 constructed four story industrial loft building that is vacant. The building, which has a total gross building area of approximately 125,000 sq. ft, has been proposed and approved to be converted into a 109 unit loft style condominium development, of which 20% will be made available to low and moderate income families as affordable housing units.

Included in the project will be the construction of artist's studio space, wood working cooperative space and live/work condominiums. In addition, this project will create a new structured parking facility that will house approximately 280 cars. Along with this rehabilitation and construction, the site will serve as a bus terminus with a link to Union Station, a bike storage facility and cooperative car rental facility. The hopes for this area is that it will be solely for pedestrian traffic with built-in walkways and bike paths connecting the nearby Boys and Girls Club and Clark Field to the artists' district.
